A structural inspection and report may be necessary for any number of reasons, whether it’s for peace of mind, a requirement of a mortgage application, or for insurance purposes.

What kind of structural inspection and report do I need?
Structural inspections and reports mostly fall into two categories: a non-intrusive visual inspection and an inspection that needs further, more intrusive, investigation.
A non-intrusive visual inspection means we’ll visit your property to look at the issue and ask questions about the history of the issue and base our report purely on what we can see.
We do this by speaking to the property owner for a thorough look into what might have changed to create new circumstances. For example:
- How long has the problem existed?
- Have changes happened nearby, such as roadworks?
- Has a utility company carried out drainage works, or has there been any leaking drains?
- Are there any trees nearby, or have new ones been planted?
Depending on circumstances, however, a non-intrusive inspection could lead to further investigation.
For example, a bulging wall could be a symptom of problem wall ties. That would call for an intrusive investigation, with a member if our expert team accessing your wall cavity with an endoscope camera to look at the wall ties in close detail determine if remedial work is needed.
Other common issues:
- Blocked or leaking drains – which would need a CCTV survey.
- Roof spread – where the timbers need greater support.
- Missing or degrading lintels – causing brickwork to sag over a door or window.
